TOWN OF TIBURON
The official Town of Tiburon site includes links to the Town's agencies. It also includes links to the Tiburon Ferry schedule; landmarks society; sailing resources; Town Council meetings; Tiburon Peninsula Chamber of Commerce; and the like.
The 2000 Census reports the total population of the Town of Tiburon at 8,666. Year 2000 demographics for Tiburon are available at the ABAG site: population, race, sex, age, housing, education. Another excellent demographics site is City-Data.com site.

15-1 Purpose and principles
(a) The purposes of this chapter are to:
(1) Establish the right of persons to preserve views or sunlight which existed at any time since they purchased or occupied a property from unreasonable obstruction by the growth of trees.
(2) Establish a process by which persons may seek restoration of such views or sunlight when unreasonably obstructed by the growth of trees or other vegetation (see definition of "Tree").

15-1 Purpose and principles
"The Tiburon general plan recognizes the importance of trees to the character and beauty of the town, and recognizes the role that trees have in advancing the public health, safety and welfare. The town has therefore determined that reasonable regulation of the removal, alteration, and planting of certain trees is necessary to promote the public health, safety and general welfare of the community. Regulation of trees is based upon the following general policies ..... "

16-2.4.3 Land and structure regulations (RO-1).
(a) Minimum parcel area: forty thousand square feet;
(b) Lot coverage limit: fifteen percent;
(c) Minimum required lot width: seventy feet;
(d) Minimum required yards: front thirty feet; side twenty feet; rear twenty percent of the depth of the lot or twenty-five feet, whichever is less;
(e) Building height limit: thirty feet for main building and fifteen feet for accessory building;
(f) Site plan and architectural review as provided in section 16-4.2, including floor area ratio guidelines as provided in section 16-4.2.8
"16-4.2.8 Floor Area Ratio
The intent of this section is to provide a community yardstick for appropriate residential size and scale, measured in gross square footage, in relation to the overall size of property on which the improvements are proposed. It is the intent of the Town of Tiburon to reasonably apply residential floor area ratios with regard to specific site characteristics and the surrounding pattern of development.
The floor area ratio guideline is intended to discourage overbuilding of property, as often occurs with "tear-downs" and extensive remodel/additions on infill sites, and with first-time residential construction. The floor area ratio guideline for a lot is not intended as a target to be achieved, but is intended to indicate a reasonable maximum. The town may approve less than the maximum square footage indicated by the floor area ratio guideline when necessary to achieve compatibility with surrounding development, to maintain the neighborhood character, or for other good cause.
"16-5.6.8 Lot coverage.
Lot coverage measures the proportion of a lot that is covered by structures. Lot coverage limits help to promote the aesthetic qualities of spaciousness and privacy. Lot coverage limits can also help reduce excessive run-off and help provide usable yard spaces by restricting the horizontal overbuilding of properties. In traditional zones (R-1, R-1-B, R-2, R-3, RO), the percentage of any lot which may be covered by structures is specified in the land and structure regulations for that zone. (See article II.) Lot coverage in planned developments is usually established by the precise development plan or associated document.
Lot coverage is calculated by dividing the area occupied by the exterior limits of all structures exceeding three feet in height above the natural or finished ground surface, whichever is lower, by the total lot area, and multiplying by one hundred."

I have developed the following table to track the number of single family Tiburon homes sold, per month, since January, 1995, together with the average sale price, per month. For example, in January of 1997 there were 3 homes sold, at an average price of $644,166.

TIBURON-BELVEDERE SCHOOLS
Reed Union School District
"The Reed Union School District (RUSD) is an elementary district serving the southern Marin communities of Belvedere, Tiburon, and a portion of East Corte Madera. Its three school sites are located in Tiburon: Reed School for kindergarten through second grade; Bel Aire School for grades 3, 4 and 5; and Del Mar Middle School for grades 6, 7 and 8. District enrollment is around 1,000 students, with class sizes averaging under 25."
The schools below can be compared to schools in the District, the County and the State using the Education Data Partnership site. From the "Reports" menu select "Schools". After entering "Marin", the Reed Union Elementary School District will be an option. Select any elementary school. Then, from "Select a Report" choose "School Comparisons".
Reed School
"Reed School offers a nurturing climate for the primary age student. In addition to a full academic program, there is a school-wide focus on develop- mentally appropriate programs, positive reinforcement, integration of art into the curriculum, Spanish and culture, beginning computer education, and a special motor development program. The school facilities include a multi-purpose room, library, music room and turfed athletic field. Average class size is 19. "
Bel Aire School
"Bel Aire offers an academic curriculum in language arts, math, history/ social studies, and science. The school facility includes a multi-purpose room, library, computer laboratory, music room, and turfed athletic field. Average class size is 18 in 3rd grade and 25 in 4th and 5th grades."
Del Mar Middle School
"Del Mar provides a daily academic program in language arts, math, science, history/ social studies, and physical education, with electives in art and computer technology. Students take Spanish daily in the 7th and 8th grades for a semester or full year and twice a week in 6th grade. Class size in academic subjects ranges from 21 to 25. There is also a small "opportunity class" designed to meet the needs of students who have difficulty with the traditional middle school schedule. "

CRIME DATA
The Marin County Sheriff: The Department is charged with law enforcement outside of incorporated areas, which are divided into four areas. The unincorporated neighborhoods of Southern Marin are in Area 1.
The Attorney General: This Office logs crime statistics for every city and county in California. The
County of Marin crime statistics are found on its site.
Megan's Law: since 1999, every lease or rental agreement for real property, or real property sales contracts for residential real property, must contain written notice that a prospective purchaser can access the data base containing information about registered sex offenders.
Not a pleasant topic, but it is important to understand how to access the online sex offender database called
Megan's Law, and what it contains. It is maintained by the California Attorney General. On entering the site one must first read and consent to a general Disclaimer.
There are seven search modes: by name, city, ZIP Code, or county; or within a predetermined radius of a selected address, park, or school.
